Lewis recently completed construction of this 2,500 square foot, two story, build out, which includes several sustainable features and houses sportswear retailer, Icebreaker. The project included high end and unique finishes including natural hickory eco-timber flooring and a 10 foot tall aluminum and shag carpet decorative loop.

All Icebreaker products are made of natural merino wool and sustainability was the focus for the Owner and Lewis during construction. To meet this sustainability goal, Lewis used a natural hickory eco-timber on the floor and low VOC paint. Additional scope includes metal stud and drywall walls, grid ceiling with perforated metal tiles, shag carpet, casework, handrails, HVAC, plumbing, fire protection and electrical, a/v cabling and installation, telephone and data cabling and installation. The stores focal piece is a unique 10 foot tall 1/4 inch aluminum curl covered in shag carpet.

The schedule for this project was extremely tight to ensure the store opened in time for the busy holiday retail season. The project experienced continual design changes related to branding and merchandising for this flagship store, and our team was able to prioritize items that could be completed after the store opened – during off hours – while still meeting the critical finish date.

This lifestyle center has been renewed through a series of projects over many years, and now sets the standard for retail centers in the Seattle region. Lewis has performed nearly continuous projects at University Village since 2001.

Blue C. Sushi. Built a 3,266 square foot sushi restaurant and bar. The dining room features a video wall, and a conveyor-belt system that rotates the sushi past each central table. In 2007, Lewis expanded the restaurant by 500 square feet.

J.Crew. Lewis constructed a 7,510 square foot building expansion for University Village, and separately interiors for a two-story J.Crew.

Tommy Bahama. Built out a 3,200 square foot store.

Pilates, Fiorini Sports, etc. Lewis built a six-floor building with eight retail shells and structured parking for 783 cars. We also built tenant improvements for Pilates and Fiorini Sports.

Banana Republic, Blue C Sushi, Cole Haan. We constructed a 9,500 square foot shell expansion with rooftop parking. Lewis was also Blue C Sushi’s tenant improvement contractor.

Eileen Fisher. Built out a new 1,800 square foot store with custom 10-foot birch doors and travertine cladding. (We also performed a smaller project at the Downtown store.)

Bright Horizons, Mercer. Built a two-floor, 30,000 square foot building and a tenant space for Mercer. The building includes additional retail, and a Bright Horizons daycare also by Lewis.

Bartell Drugs. We constructed a 24,000 square foot, two-story retail shell building including the buildout for Bartell’s.

Mud Bay Granary, Mailboxes, Etc., Storables. Lewis built interiors and storefronts for these stores.

Pottery Barn Kids. Built a 12,000 square foot shell for this store.

Market Optical. Constructed a small building remodel/addition.

Louie Permelia and Tall’s Camera. Renovated an existing, occupied retail building of 12,000 square feet (Building C). We redemised tenant spaces, built new public corridor and restrooms, upgraded existing electrical systems, performed the tenant improvement for Louie Permelia, and built storefronts for Tall’s Camera.

Yves Delorme, Radio Shack, Seattle Sun. Added an 8,000 square foot retail second floor at the Upper Southwest Building, and performed selected interior work. The spaces accommodate Radio Shack, Yves Delorme, and Seattle Sun.

Building A Electrical. Performed an electrical upgrade to main electrical system (new room, gear, building service) for an occupied two-story retail and office building.

Northwest Building. Lewis is providing preconstruction services for a new two-story retail building, to be LEED certified.

The redevelopment began with the demolition of the old Ike store to make room for a 143,450 square foot lifestyle addition with an underground 350 car parking garage. New tenants in the addition include Whole Foods, Citibank, Ann Taylor Loft, Chico’s, Cold Water Creek, Jos A. Banks and Aeropostale.

Construction began by demolishing an existing Target store to be replaced with a new 205,000 s.f. Target Superstore.

The new store construction was started prior to the demolition of the existing store to try to maximize the length of the construction schedule. The new store was founded on caissons with precast bearing on the caissons.

The entire perimeter of the store has a 7′- 0″ red brick wainscot with either texture painted precast or EIFS above. The top of the precast has an EIFS cornice piece all the way around the building. Above the cornice a sloped roof /mansard has a blend of Spanish concrete tile to give the building a Spanish mission look.

The site work and landscaping on the 11 acre site was very challenging as the surrounding shops, 6 story building and a bank had to remain open at all times. The sitework was divided into at least 10 different phases each of which had to be completed before the next could start.

Extensive re-working of the fire/water service had to be completed prior to the start of the building construction and involved work in all the surrounding streets and neighborhoods.

Every facility is scheduled to be constructed in 4 1/2 months. High-end finishes throughout each bank include four (4) teller stations, restrooms, an employee lounge, a conference room, three (3) financial work stations, and three (3) drive up teller/ATM stalls. Saunders has constructed 50% of the new KeyBank branch projects in Colorado for 2003 and is scheduled to start two (2) additional locations by the end of the year.

In addition to the stand alone projects, Saunders has completed several bank T.I. projects located within existing King Soopers grocery stores.

After three years of planning and soliciting the aid of subcontractors and suppliers, three new wood framed buildings were added to this children’s home, school and day treatment center.

Each new building contains 12 sleeping rooms, a kitchen, parlor, a central living area with high clerestory windows, a restroom, office space and 2 quiet rooms.

The use of multi-colored finishes creates a warm atmosphere. All drywall partitions in the quiet rooms were constructed of impact resistant drywall, backed by 1/2” plywood.

A large number of firms joined the Saunders team in constructing the campus, i.e. 3 electrical contractors, 3 plumbing contractors, etc., which significantly increased our coordination role. All told, over $800,000 of the $1.2 million project was donated in time and materials for this project.
